Properties Unlimited Group completed a full tile roof restoration on a residential property in Lockrose, QLD. The existing concrete tile roof had weathered over time, with damaged tiles and ridge capping that needed attention before any coating could be applied.
The roof area measured approximately 190 square metres. Work began with repairs: ridge caps were ground and repointed, and damaged tiles were replaced to restore a watertight surface. Once all repairs were finished, the entire roof was pressure washed with a 4,800 PSI pressure washer, including a full gutter clean to remove dirt, debris and organic growth. After the surface dried, one coat of specialised primer was applied to seal the tiles and create a strong bonding layer. This was followed by two coats of roof membrane in Dark Terracotta, applied evenly across the roof for consistent colour, UV protection and weather resistance.
The finished roof has a uniform terracotta appearance with improved durability against the sun, rain and temperature swings typical of the region. The combination of repairs and membrane coating has returned the roof to a clean, protected condition that is easier to maintain. A 15-year warranty on the membrane system was issued on completion.
The result is a sealed, consistent roof surface that addresses both the existing wear and long-term protection for the property.
Grind and repoint ridge caps. Supply and replace damaged tiles as required.

Clean down roof and apply one coat of specialised primer.
Apply two coats of chosen roof membrane in Dark Terracotta.
Supply 15 year warranty upon final payment.
