Roof Ventilation &
Whirlybird Installation
Let trapped heat and stale air escape. Help manage roof-space moisture with ventilation suited to your home.
Serving Toowoomba, Ipswich, Springfield, Hatton Vale and surrounding areas.
A practical roof upgrade
Less trapped heat.
Better roof-space airflow.
A whirlybird is a wind-driven roof ventilator. Its rotating turbine helps exhaust warm, stale air from the roof cavity, with replacement air entering through suitable inlet vents.
Properties Unlimited Group assesses your roof, existing ventilation and airflow paths to recommend the right placement and number of vents.
Roof ventilation works alongside insulation and ventilation inside the home. Its effect on indoor temperature varies with the roof, weather and building design.

Why improve roof ventilation?
More comfort starts in the roof space.
A well-planned system gives air a way in and a way out.
Release trapped heat
Help hot air escape from the roof cavity instead of allowing it to build up beneath the roof.
Manage moisture
Appropriate airflow can help manage roof-space moisture as part of a wider condensation-control plan.
Keep air moving
Wind-driven whirlybirds ventilate without electricity. Performance depends on wind, inlet airflow and the chosen unit.

How whirlybirds work
Air in. Heat and moisture out.
Wind turns the turbine, helping draw air out through the roof vent. Eave vents or other suitable inlets allow replacement air into the cavity.
During warmer weather
Ventilation helps release hot roof-space air.
When moisture builds up
A system designed for your climate can support moisture management. Insulation, moisture sources and exhaust ducting also matter.
We consider the whole airflow path, not just the vent on top.
Mould, condensation or a leak?
Find the cause.
Choose the right fix.
Musty smells, damp insulation or ceiling stains deserve a closer look. Poor airflow can contribute to moisture problems, but water entering through the roof needs a different solution.
Ask About a Roof AssessmentCondensation & mould
Ventilation may help reduce moisture build-up when correctly designed. Existing mould still needs to be addressed, along with its moisture source.
Roof leaks
A whirlybird will not repair damaged tiles, failed flashing or other water-entry points. We can assess roof condition and explain any repairs needed.

Designed around your roof
Tile or metal.
Start with the right assessment.
Roof material, pitch, access and cavity size all influence the installation. We also check existing vents and available inlet airflow.
- Suitable vent location and roof flashing
- Number of units matched to the roof space
- Clearance around nearby roof equipment
- Any roof repairs needed before installation
Get a tailored quote covering the recommended work, rather than a one-size-fits-all vent count.
Already have a whirlybird?
Give existing vents a closer look.
A noisy, damaged or poorly positioned vent may need attention. We assess the unit, its flashing and nearby roof penetrations before recommending the next step.

Common questions
Roof ventilation FAQs
How much does whirlybird installation cost?
The cost depends on roof type, height, access, the selected vent and the number required. Any flashing, inlet ventilation or repair work can also affect the quote. Contact us for an estimate tailored to your property.
How many whirlybirds does my roof need?
There is no single number for every home. Roof-space size, layout, wind exposure, inlet airflow and the unit’s specifications all matter. We assess these before recommending a layout.
Will a whirlybird fix mould or condensation?
It may help manage roof-space moisture as part of an appropriate ventilation plan. It will not remove existing mould or resolve every source of dampness. Moisture sources, insulation and bathroom or kitchen exhaust ducting may also need attention.
Can roof ventilation stop a roof leak?
No. Condensation and rainwater leaks are different problems. Damaged roofing or flashing requires repair; adding a vent is not a substitute for fixing a water-entry point.
Can you install a whirlybird on a tile or metal roof?
Whirlybirds can suit many tile and metal roofs when the correct unit and flashing are selected. Roof pitch, condition, access and any site-specific requirements need to be checked first.
Do whirlybirds work without wind, and are they noisy?
A wind-driven turbine’s performance varies with wind conditions. Some passive air movement may occur in still conditions, but extraction is not constant. Rattling or grinding can indicate a problem with an existing unit and is worth having checked.
